Avoid Real Estate Transaction Traps - Let the Kaohsiung City Land Administration Bureau tell you the Secret 107-10-17

A few days ago, the media reported that the owner of a house in the north was suspected of being purchased by a dummy account. After signing the contract, only 10% to 20% of the transaction price was paid. After the house ownership transferred, the new owner immediately uses the house to set a mortgage and took out a private loan. After pocketing the loan, the new owner never pays the 80% to 90% of the transaction owed to the previous owner. Similar methods have victimized dozens of people, and the criminals have gotten away with hundreds of millions of dollars.

Director Jin-Xiong Huang of the Land Administration Bureau, Kaohsiung City Government, reminded the public that to prevent the recurrence of such frauds, it is a "big mistake to sign the contract in a hurry" during real estate transactions. In addition to carefully selecting legitimate and trusted intermediaries and landlords, property rights should also be clearly examined. First, apply for a registration transcript to inspect the area, ownership, if other rights have been set, or if there are registration restrictions such as seizures. The contract signature counterpart must also be examined, and the content of the sales contract must be reviewed carefully. The service fees and other cost burdens must be listed one by one. Think carefully before making the decision. Director Huang also suggested that both parties should undertake a performance bond guarantee to prevent any side from losing equity due to breach of contract. To help the public to understand the real estate transaction precautionary items, the Land Administration Bureau has formulated a simple and easy to understand "Real Estate Transaction Teaching Manual" for reference by the public, which details the legal knowledge and precautionary items required for real estate transactions. Anyone needing this manual can download it by visiting the real estate transaction area "Real Estate Transaction Safety Class" of the Land Administration Bureau (https://landp.kcg.gov.tw/news_detail.php?nid=873&catid=3882).
